Spring is finally here and although the weather may not be co-operating, the season of growth and new beginnings is upon us! Last weekend I attended the Toronto Yoga Show, which was very enjoyable!

The St. Lawrence Market will play host to “Taste of Italian Trattoria” from April 1 – April 8. This is a hands-on class that sees teams create a three-course Italian-inspired meal. The evening starts with a shopping trip through the St. Lawrence Market for the freshest ingredients and then it is downstairs to create a wonderful spring menu.

From Company and Co., Casa Loma is the scene for three popular escape room sets running throughout the month of April. King of the Bootleggers takes place in the 1920’s and you have been hired by bootlegging kingpin’s Rocco Perri’s wife to take out her husband in the escape room. The clock is ticking as you try to escape before Rocco figures out someone is out to get him.

Escape from the Tower takes you back to 1941 where you (and some friends) have been recruited into the Anti-Submarine Detection Research Centre. You will need to transmit the locations of enemy U-boats to the allies and escape the tower to complete the mission. Mixing fact and fiction, Casa Loma really was used as a research centre for anti-submarine technology after the original location was bombed during the London Blitz.

Station M is an escape game that gives you a taste of the era that inspired the James Bond novels – just after World War II and just before the Cold War begins. This is the third game in the Casa Loma Escape Series. This time the setting is a secret manufacturing facility that fashioned all sorts of high tech gadgets for British secret service. While looking through the items you will learn about one last secret mission in the soon to be decommissioned workshop.

This year Passover takes place the weekend of April 22. For those who observe this holiday may I extend my very best wishes for a joyous holiday celebration.

Ontario Plans to Regulate Home Inspectors this YearOften times a decision about the amount of money a buyer is willing to pay for a property, or even whether or not to purchase it altogether, is based on a home inspector’s findings. The effects of a poorly done home inspection can be devastating, possibly costing the buyer thousands of dollars more than expected. It may come as a surprise, then, that home inspectors in Ontario are currently not regulated. Both B.C. and Alberta regulate the profession, and now Ontario is considering following suit this year. Alexandra Posadzki of the Toronto Star reports.

Strong Growth in Home Sales in March/Q1

Toronto Real Estate Board President Mark McLean announced record TREB MLS® home sales for the first quarter of 2016 following a strong result for March transactions. There were 10,326 sales in March and 22,575 sales in the first quarter.

The positive annual growth in sales was not mirrored on the listings front. The number of new listings entered into TREB’s MLS® System during March and the first quarter were down compared to the same periods in 2015.

“Demand was clearly not an issue in the first three months of 2016, regardless of the housing market segment being considered. The supply of listings, however, continued to aggravate many would-be home buyers. We could have experienced even stronger sales growth were it not for the constrained supply of listings, especially in the low-rise market segments. The resulting strong competition between buyers has underpinned the double-digit rates of price growth experienced so far this year,” said Jason Mercer, TREB’s Director of Market Analysis.

Spring is here and the Festival season has begun! Canadian Music Week, Canada’s largest new music festival, takes place May 1 – May 10 and brings together hundreds of bands at more than 60 venues across the City. This festival features a mix of new and experienced performers from around the country and the world including John Mellencamp, The Love Junkies, Billy Talent, Daniel Lanois and Kiesza to name a few. Mother’s Day, Sunday May 10, is a celebration dedicated to our mothers and an opportunity to express our gratitude for all that they do. After our exceptionally wicked winter, I am sure everyone is looking forward to the May two-four long weekend. This year the Canadian holiday falls on May 18 and typically fireworks displays and parades are held to recognize Queen Victoria’s birthday. 

This year marks the 16th annual Doors Open Toronto presented by Great Gulf. This year’s event will be held May 23 and May 24. Over 150 buildings of cultural, historical and social importance will open up for the public. In honour of this summer’s Toronto 2015 Pan American/Parapan American Games, the theme is – sports, recreation and leisure – featuring private and public recreational sites ranging from aquatic centres to athletics stadiums. Other participating buildings include the City TV and Omni building at Yonge and Dundas, the historical Elgin and Winter Garden Theatre, City Hall both old and new buildings, Bata Shoe Museum, Pure Spirits Still House and Riverdale Farm.

If I Had a Million Dollars…

For the first time the average price of a detached home in Toronto has exceeded the one million dollar mark, $1,048,000 to be exact, an indication of the upward trend in the price of residential properties. This announcement has created a buzz about what the value of one million dollars is these days in Toronto’s real estate market. What was once a financial marker of “having it all” is now the norm, and a property at that price point can even include a house that needs extensive renovations, or a complete tear down.

The National Post recently featured a story on what one million dollars can buy in different cities across Canada, providing an interesting look at how other cities compare to our own. Locally, Kerry Taylor of the Globe and Mail took a tour of Roncesvalles open houses to “play buyer” and see what one million dollars can buy there. Both articles offer a fascinating look at what is on offer.

Record Sales in April 2015

Toronto Real Estate Board President Paul Etherington announced that Greater Toronto Area REALTORS® reported 11,303 sales in April 2015. This was the highest sales result on record for the month of April and represented a 17 per cent increase in comparison to April 2014. While sales increased strongly on a year-over-year basis, new listings were up over the same period by a more moderate five per cent.

“Demand for ownership housing was very high relative to the number of homes available for sale in April. This situation is not expected to change markedly as we move through the remainder of 2015. Until we experience a sustained period in which listings grow at a faster pace than sales, annual rates of home price growth will remain strong,” said Jason Mercer, TREB’s Director of Market Analysis.

Hi!Spring is finally here which is evidenced by the start of the Blue Jays baseball season. Toronto is also hosting a number of theatre productions throughout the month of April. Some of these are Hairspray, Rent, Once and Dame Edna’s Farewell Tour.The 25th annual CN Tower Climb takes place this month. This is a charity event in support of the World Wildlife Foundation. In teams or individually, participants climb the stairs of the world famous CN Tower and raise money to support the WWF’s work in protecting species at risk and the critical habitats they need to survive. Over the years, in excess of 86,000 Canadians, ranging from hockey players to children under 10 years of age, have climbed the 1,776 steps. This is WWF’s largest annual fundraiser. The public walk takes place on April 25 with the team challenge taking place April 26.One truly spectacular show is being presented once again at the Port Lands running from April 8 – May 10. Cavalia will be showcasing its equestrian spectacular horse and acrobatics show, “Odysseo”.  This production is set in the world’s largest big top with incredible equine performers. This is a breathtaking tribute to the relationship between horse and man and is magnificently presented as the enormous stage is covered by tons of rocks, sand and thousands of litres of water for the show’s aquatic finale.

In Toronto, Bidding Wars Enter New Territory

I was recently interviewed by Carolyn Ireland of the Globe and Mail about the bidding wars over detached homes that have been causing a stir in Toronto real estate.

Elli Davis, an agent with Royal LePage Real Estate Services Ltd., was decrying the lack of listings a couple of weeks ago, but the opening days of March have brought new properties.

“It’s really exploded,” she says.

On just one day this week she listed a house at 36 Binscarth Rd. in Rosedale, a condo unit at the Prince Arthur in Yorkville, and a house at 221 Coldstream Ave. in Bedford Park.

During the agents’ open house on Binscarth, she was monitoring the offers that were arriving for 3 Delavan Ave., which was listed for $1.875-million in Forest Hill.

“I’ve got two registered offers – no three – no it looks like four,” she said, scrolling through her inbox just before noon.

The night before, Ms. Davis received 11 offers for a single-family house at 96 Major St. The location near the University of Toronto drew lots of interested people, she says.

The house, listed with an asking price of $625,000, sold for $768,888, or $143,888 above asking.

Slowly but surely the warmer weather of spring is arriving, a welcome change that invites us to get outside and explore our beautiful city. Sales and Price Up Year-Over-Year in March 2015

Toronto Real Estate Board President Paul Etherington announced that Greater Toronto Area REALTORS® reported 8,940 sales in March 2015. This result represented an 11 per cent increase compared to March 2014. Sales were up for most major home types, both in the City of Toronto and the surrounding regions. New listings were also up, but by a lesser 5.5 per cent, indicating tighter market conditions.

“Home sales increased compared to last year as the cost of home ownership remained affordable, with lower interest rates going a long way to mitigate the effect of rising home prices. However, a substantial amount of pent-up demand remains in place, especially as it relates to low-rise market segments. This suggests that strong competition between buyers, which has fuelled strong price growth so far this year, will continue to be experienced throughout the spring,” said Mr. Etherington.

In March, the average selling price for all reported transactions was $613,933 – up 10 per cent year-over-year. The MLS® HPI Composite Index, which tracks benchmark homes with the same attributes from one period to the next, was up by 7.9 per cent. Average price growth was strongest for detached homes in the City of Toronto, at 15.9 per cent. Over the same period the detached MLS® HPI in the ‘416’ area code increased 7.8 per cent.

Hot Docs Film Festival (April 23 – May 3, 2015)

Always inspiring, informative and entertaining, Hot Docs is back! This festival celebrates documentary filmmaking from around the globe and this year features 210 films from 44 countries. Films are screened at several locations throughout the city, though the Bloor Hot Docs Cinema is the main venue. The Festival opens with the international premiere of directors Kristina Goolsby and Ashley York’s TIG, a testament to Tig Notaro’s defiant spirit and incredible humour in the face of adversity.

Hello March!  I think most of us are thrilled to see that Spring is just around the corner. Daylight Savings time begins this Sunday, March 8. It will be such a pleasure to enjoy those longer evenings.This month Toronto hosts the National Home Show and Canada Blooms. Both run simultaneously, at the Direct Energy Centre, March 13 – March 22. The Home Show offers the largest selection of products and expertise in the areas of home decoration, renovation and gardening. Canada Blooms is an annual flower and garden festival which is the largest of its kind in Toronto. It showcases horticulture as well as floral arrangements and landscaping projects.March Break is a welcome reprieve with many activities to keep both children and adults entertained. Disney is bringing an adaptation of their hit movie “Frozen” to the Rogers Centre March 18 – March 22.  Fans of the film can enjoy Elsa and Anna’s journey which is told through the medium of skating.

The annual Sugar Bush Maple Syrup Festival at the Kortright Centre For Conservation takes place February 28 – April 6. It features demonstrations, wagon rides, children’s entertainment, family-friendly crafts, maple syrup samples and pancake breakfast. This is an event that can be enjoyed by the entire family.

February 2015: Robust Sales and Price Growth in February

Toronto Real Estate Board President Paul Etherington announced that Greater Toronto Area REALTORS® reported 6,338 home sales through the TorontoMLS system in February 2015. This result represented a substantial 11.3 per cent year-over-year increase compared to February 2014. Large annual increases in transactions were noted for most major home types, in the City of Toronto and surrounding GTA regions.

“Even with the record low temperatures last month, we still saw an increase in the number of people purchasing homes in the GTA. This speaks to the importance households place on home ownership and the fact that buyers continue to view ownership housing as a quality long-term investment in which they can live,” said Mr. Etherington.

The overall supply of homes for sale, as measured by the count of active listings at the end of February 2015, was down by 8.7 per cent compared to the same count in February 2014. This means that market conditions became tighter, leading to more competition between buyers.

The overall average selling price for February 2015 home sales was $596,163– up by 7.8 per cent compared to the average for February 2014. Driving this increase was the detached market segment. In the City of Toronto, the average detached selling price moved above $1 million dollars for the first time in a calendar month.

Major Banks Cut Prime Lending Rate

Canada’s biggest banks have lowered their prime lending rates, after a recent rate cut by the Bank of Canada. The key overnight rate was dropped by one-quarter of a percentage point to 0.75% as “insurance” to soften the impact that collapsing oil prices will have on the Canadian economy.

The impact that these low rates have on the real estate market is enormous. It can provide people who may not have been able to consider buying a property, or upsizing their current home, the opportunity to do so. This is especially true in a city like Toronto where the housing market has been on a steady increase for years.

January 2015: Strong Start to 2015

Toronto Real Estate Board President Paul Etherington announced a strong start to 2015, with robust year-over-year sales and average price growth in January. Greater Toronto Area REALTORS® reported 4,355 home sales through the TorontoMLS system during the first month of the year. This result represented a 6.1 per cent increase over January 2014. During the same period, new listings were up by 9.5 per cent.

The average selling price for January 2015 home sales was up by 4.9 per cent year-overyear to $552,575. The MLS® Home Price Index (HPI) Composite benchmark was up by 7.5 percent compared to January 2014.

“Home price growth is forecast to continue in 2015. Lower borrowing costs will largely mitigate price growth this year, which means affordability will remain in check. The strongest rates of price growth will be experienced for low-rise home types, including singles, semis and town houses. However, robust end-user demand for condo apartments will result in above-inflation price growth in the high-rise segment as well,” said Jason Mercer, TREB’s Director of Market Analysis.

Happy New Year and Welcome to 2015!  I hope that everyone had the opportunity to enjoy the Holiday festivities with family and friends.

While up until now we have been pampered with milder than usual temperatures we are presently in the midst of a cold freeze. However, no need to despair as there are many activities within the city designed to keep you warm! The Toronto International Boat Show takes place at the Direct Energy Centre, Exhibition Place, from January 10 – January 18. There you will find numerous exhibitors, vendors, experts and activities for boat enthusiasts. This show once again showcases the world’s largest indoor lake for boaters. This engineering marvel takes over six days to create with more than one million gallons of Lake Ontario water which is pumped into the Ricoh Coliseum. Here you can watch professional wakeboarders and wakeskaters perform tricks and flips or you can enjoy a free ride in an inflatable boat, canoe, kayak or paddleboat.

Throughout the month of January the Toronto based company “Urban Capers” is offering a family-friendly fictional murder mystery which takes place at the Royal Ontario Museum. The investigation takes place after a curator has been murdered. Participants must follow a series of clues left behind through the ROM’s various exhibits. Investigators work in teams of 2-6 to put together clues to solve a code. A great event for those aspiring sleuths!

“Meet the Austins: A Toronto Family Between the Wars” is being offered at the Spadina Museum Historic House and Gardens, from January 10 – February 1.  Find out what it was like to live in Toronto during the early 20th century. This tour explores the lives of the powerful Austin family. The Spadina Museum, built in 1836, later became the home of James Austin who was the founder of the Dominion Bank and the Consumer’s Gas Company. The Austins remained in the estate until 1982. The building was then restored, sold to the City and turned into a historical museum.

December 2014: Near Record Sales in 2014

January 7, 2015 — Toronto Real Estate Board President Paul Etherington announced that Greater Toronto REALTORS® reported 92,867 residential sales through the TorontoMLS system in 2014, including 4,446 in December. The calendar year 2014 sales result represented a 6.7 per cent increase over the 2013 sales figure of 87,049 and was just short of the record set in 2007.

The average selling price continued to grow on a year-over-year basis in calendar year 2014, with an 8.4 per cent increase over calendar year 2013 to $566,726. This included a seven per cent increase in the December 2014 average selling price to $556,602.

“The strong price growth we experienced in 2014 can be explained with two words: listings shortage. The constrained supply of listings was especially evident for low-rise home types like singles, semis and town houses,” said Jason Mercer, TREB’s Director of Market Analysis.

Well, here we are in the last month of the year! We have had our first snow fall, the temperatures are dropping and the holidays are just around the corner. December is a very busy month with events and activities galore to keep the entire family entertained. 

The Broadway hit Jersey Boys returns to Toronto December 17 – January 4 at the Ed Mirvish Theatre. This Tony Award winning musical, taking place in 1960’s America, tells the history of the rock ‘n roll group The Four Seasons from their formation to their break-up. If you missed this when it was in Toronto before it is definitely a must see!

 

The historic Princess of Wales Theatre is home to Blades On Stage, a skating performance by Canada’s finest figure skaters like Elvis Stojiko, Shae-Lynn Bourne and Violetta Afansieva. The stage of the theatre is frozen over to allow the Olympians to perform their champion moves. Blades On Stage combines the art of figure skating with the showmanship of musical theatre. Banks Take a Hard Look at Micro Condos

November 2014: Sales & Price Growth Continue

December 4, 2014 — Toronto Real Estate Board President Paul Etherington announced that Greater Toronto REALTORS® reported 6,519 residential transactions through the TorontoMLS system in November 2014. This result was up by 2.6 per cent compared to 6,354 sales reported in November 2013. Through the first 11 months of 2014, total sales amounted to 88,462 – up 6.6 per cent compared to the same period in 2013.

While the trend of year-over-year sales growth continued, the supply of listings remained constrained, with active listings at the end of November down in comparison to last year.

“Even with a constrained supply of homes for sale in many parts of the Greater Toronto Area, buyers continued to get deals done last month. Households remain upbeat about home ownership because monthly mortgage payments remain affordable relative to accepted lending standards. This is coupled with the fact that housing has proven to be a quality long-term investment,” stated Mr. Etherington.

The average selling price for November transactions was up by 7.4 per cent year-over-year to $577,936. The year-to-date average price was up by 8.4 per cent to $567,198. The MLS(R) Home Price Index Composite Benchmark price for November was up by 7.7 per cent compared to a year earlier.

“The robust average price growth experienced throughout 2014 has been fundamentally sound, with demand high relative to supply. Strong competition between buyers has exerted upward pressure on selling prices. Barring a substantial shift in the relationship between sales and listings in the GTA, price growth is expected to continue through 2015,” said Jason Mercer, TREB’s Director of Market Analysis.

November is that precarious month when our climate is still nice enough to participate in various outdoor activities but cool enough that no one would blame you for enjoying all the indoor events offered in our city.

Ricoh Coliseum is once again host to The Royal Agricultural Winter Fair November 7 – 16. This is the largest combined agricultural fair and international equestrian competition in the world. The fair also features a variety of exhibits from mammoth farm animals to gigantic vegetables, horse shows to dog shows. Shoppers can enjoy the Royal’s shoppers paradise filled with crafts, art, clothing and home accessories.

We have all been shocked and saddened by the recent attacks on the members of our Canadian Armed Forces in both Saint-Jean-sur-Richelieu Quebec and Ottawa Ontario. Tuesday November 11, as we commemorate Remembrance Day traditionally symbolized by the wearing of artificial poppies, we show our appreciation to the brave men and women who protect our country.

November is the inaugural month for many Holiday events. The Season’s Christmas Show, Toronto Christmas Market and the One of a Kind Christmas Show are just a few of these events. October 2014 Sales & Average Price Up Year-Over-Year

November 5, 2014 — Toronto Real Estate Board President Paul Etherington announced that Greater Toronto Area REALTORS® reported 8,552 sales through the TorontoMLS system in October 2014. This result represented an increase of 7.7 per cent compared to October 2013. New listings were also up on a year-over-year basis, but by a lesser 3.4 per cent.

“Strong growth in sales was evident across all major home types during the first full month of fall. This suggests that there are a lot of households across the Greater Toronto Area who remain upbeat about the benefits of home ownership over the long term, whether we’re talking about first-time buyers or existing home owners looking to change their housing situation,” said Mr. Etherington.

The average selling price for October 2014 transactions was $587,505 – up 8.9 per cent compared to the average of $539,286 reported for October 2013. The MLS® HPI composite benchmark price was up by 8.3 per cent over the same period. Low-rise home types, including singles, semis and town houses, continued to be the driver of year-over-year growth in the average price and the MLS® HPI composite benchmark.

“While sales growth has tracked strongly so far this fall, many would-be home buyers have continued to have difficulties finding a home due to the constrained supply of listings in some parts of the Greater Toronto Area, particularly where low-rise home types are concerned. The resulting sellers’ market conditions are forecast to drive strong price growth through the remainder of 2014 and indeed into 2015 as well,” said Jason Mercer, TREB’s Director of Market Analysis.

Welcome to Fall! Although the days are getting shorter and cooler, there is much for us to look forward to.

I hope you had a wonderful Thanksgiving weekend. This special holiday is the chance for us to give thanks for a good harvest and other good fortunes within the past year. It is the ideal opportunity to spend time with family and friends.

This is a season of Fall Fairs and Festivals which include Harvest and Agricultural fairs as well as craft fairs. Displays of livestock, show horses and midway entertainment are prevalent at these events. Many Farmer’s Markets also have a “fair” like quality about them.

David Pecaut Square in once again host to Toronto’s Fashion Week which runs October 20 – 25. Throughout the week there will be several runway and studio shows where designers will have their newest creations on display. This will be your first chance to catch a glimpse of the Spring 2015 collection.

October wraps up with Halloween which is observed on the 31st. I sincerely wish you all the best and hope you have the chance to enjoy all the fun activities that come with the picturesque Autumn season.

Sales and Average Price Growth Continued in September

October 3, 2014 — Toronto Real Estate Board President Paul Etherington announced that there were 8,051 transactions reported through the TorontoMLS system in September 2014. This result represented a 10.9 per cent increase compared to September 2013. On a year-to-date basis through the first three quarters of the year, sales were up by 6.9 per cent annually to 73,465.

“Despite a persistent shortage of listings in some market segments, we have experienced strong growth in sales though the first nine months of 2014. This is evidence that GTA households remain upbeat about purchasing a home. The majority of home buyers purchase a home using a mortgage. The share of the average household’s income dedicated to their mortgage payment remains affordable, which is why buyer interest has remained solid,” said Mr. Etherington.

The average selling price for September 2014 transactions was $573,676 – up by 7.7 per cent compared to the same period in 2013. Average year-over-year price growth was strongest in the City of Toronto, both for low-rise home types like detached and semidetached houses and for condominium apartments. The average selling price year-todate was $563,813 – up 8.5 per cent compared to the first nine months of 2013.

“If the current pace of sales growth remains in place, we could be flirting with a new record for residential sales reported by TREB Members this year. On the pricing front, the multitude of willing buyers in the marketplace coupled with the short supply of listings will continue to translate into very strong annual rates of price growth in the fourth quarter,” said Jason Mercer, TREB’s Director of Market Analysis.

I hope that everyone had the opportunity to enjoy the long, lazy, carefree days of Summer. September signals the start of new beginnings, often feeling like a new year as we head back into a regular routine and children return to school.

This month two Tony award winning smash hits return to Toronto. “Wicked” runs from September 3 – November 2 at the Ed Mirvish Theatre and “The Book of Mormon” is performed at the Princess of Wales Theatre September 16 – November 30. Both sensational shows are back by popular demand. If you haven’t had the opportunity to see them before, now is your chance!

Also this month, Just For Laughs is showcasing JFL42. This is an interactive festival taking place at various locations September 18 – September 27. There are 42 “cool” things happening in the city including art, comedy, music and dance. The year’s lineup is headlined by comedians Seth Meyers, Amy Schumer, Joe Rogan, Nick Offerman and Wanda Sykes.

Market Watch – August 2014

August was a very busy month. The Toronto real estate market is very lively right now: transactions were up 2.8% in comparison to August 2013. Year to date transactions are up 6.5% over 2013. September should be another very active month. If you have considered selling for a year or two, now is a very good time to place your property on the market.

Some great news for those living outside the old City of Toronto this month. Average prices in 905 are up about 9% for detached and semi-detached, while condos are up 5.4% (higher than 416 condos which are up just 4.1% year over year).
