Wondering what the condo selling process will actually look like? Well, there’s a lot of paperwork involved! Most people have never seen the legal documents involved in a real estate transaction, outside of the few times they may have sold a unit in the past. I believe that education is key to a successful condo sale, so to help you grow in understanding and get the edge over the competition, I’ve placed the commonly used forms – many of them in plain English – here for you to preview. If you’re putting your suite on the market, together we’ll fill out and sign the following forms:

Documents and Contracts by Maria Reyes McDavis
- LISTING AGREEMENT (pdf)
This form is a contract between the seller and the real estate company, allowing the Realtor to act on the seller’s behalf when listing their property on the open market. - CONDO DATA INFORMATION SHEET (pdf)
This form describes in detail the interior and exterior features of the property to be listed for sale, including financial data such as the annual taxes. - SELLER PROPERTY INFORMATION SHEET (pdf)
- SELLER PROPERTY INFORMATION SHEET/CONDO SUPPLEMENT (pdf) – where indicated – we’ll talk!
This form is a warranty provided by the sellers. It outlines to the best of their knowledge, the condition of the condo’s major mechanical systems. Very rarely used by condo sellers in Toronto. - WORKING WITH A REALTOR (pdf)
This form outlines the services provided by the Realtor to the seller, and includes some different scenarios commonly encountered with respect to agency relationships.
