Imagine you have bought a house. It is all yours now. But it could be in better condition; it is not exactly new and has a number of faults that should be dealt with. Simply the building needs a refurb. The aim of my article is to offer you some, hopefully useful, tips you could use when buying a home that needs a refurb.

First of all, check the exterior. Do you have a big garden with over grown trees and grass? Take proper care of it, so the exterior looks nice. You could do whatever you want – new plants, trees, a pool or perhaps something for kids. In fact you could do anything you fancy. Most importantly, it is you, who should be satisfied with how your backyard looks.

When you are finished outside, you can start with the interior of the home. Paint the walls; get the floors, carpets, ceilings, doors and windows in a good condition. If something in the house doesn’t seem like it will last, change it. In the end it may cost you a lot less than repeated repairs.


Regarding specific rooms, bathrooms and kitchens need more time than the other rooms in the house (in many rooms, furniture and paint is all you need to deal with). If you are not planning to live in the house right away, but rather doing all the necessary repairs while staying at a different location, it is perhaps better to start with these rooms. When you finish them, the hardest part of your work should be done. Of course, in some homes these rooms may be in much better condition than the rest of the house, so they will not need too much time spent on them.

Be careful, if you are buying a home just because it is very cheap, but in a terrible state, it may cost you a lot more than a nice home that requires less work. Before purchasing a home for refurb, calculate the approximate cost of the transformation, so there are no nasty surprises at the end when you tot up the bills.
